Condition and price. That's what sells a house.

Everything else is marketing, and I do that too. But the two things that decide how your sale goes are decided before the sign goes up.

  1. Step 1

A year out, if you can

The best sales I have been part of started with a plan a year ahead: a pre-listing inspection, the fixes that matter, and none of the ones that do not.

  2. Step 2

    The number

My job is to nail the price. I bring the comps, the absorption rate on your street, and an honest read on what your home is and is not.

  3. Step 3

    Condition

Buyers pay for what they can see. We decide together what gets fixed, staged or left alone, and what each one is worth.

  4. Step 4

    The launch

Photos, video, a page like this one, agent email, social, and a coming-soon window when it helps. Every piece runs on a schedule, and you see all of it first.

  5. Step 5

    The negotiation

Offers, inspections, appraisal. I handle the pressure so you do not have to, and I tell you the truth about every one of them.

What is it worth?

Not an instant estimate from a website. I run the analysis myself, on your street, and walk you through it. No obligation, and no pressure to list.
